Ii. The proposal redistributes the land area between the. two
lots creating a 6.89 a and 8.3 acre Both lots
meet the frontage and area requirements of the C-2 Zone.
C. The second element of this subdivision is the access to the
parcels. The traffic study prepared! by VMI -Maris for Banmak
proposes the access road be aligned with the Mid Mall en-
trance �ignalized.

d.The Planning office and the City Engineer's Office have
reviewed the preliminary traffic report and proposed im-
provements to Bangor Mall Boulevard. Staff is concerned
that this proposal may net be in the best "long-term" inter-
est of Bangor Mall Boulevard. The Concerns are due in part
to the close proximity of the n signal to. the Hogan
Road/Bangor Mall Boulevard intersection and the limited
analysis of the Service Merchandise thru road's impact.
