The Planning Board, at its regular meeting of February 5, 1990,
held a Public hearing on the above noted subdivision. plan.
James Lynch, Esq., represented the applicant, Sauk Associates.
He explained that this revision was to the present lot lines of
two existing parcels. He noted that the revision would also
temove some property that was located within the 100 Year Flood
Plain, from these lots. _ No one spoke,in opposition.
The Planning Board voted unanimously in favor of a motion to
approve tre revision to the approved Bangor Mall Subdivisionlocated
off Bangor Mall Boulevard

approved Bangor Nall Subdivision, consisting of revisions to two lots
located off Bangor Nall Boulevard, having been reviewed by the Planning
Board and found to be in general conformance with local subdivision laws
and State of Maine Statutes, Title 30, Section 4956, be approved. No
public improvements are proposed, therefore, no bond required.

a. Applicant has submitted a revision to the approved Bangor
Mall Subdivision which reduces the size of two 'existing lots
resulting in additional land area in the remainderment aeas
along the drainageway and stormwater detention facilities
adjacent to PenJaJawoc Stream through the Bangor Mall. One
of these is the lot to the rear of the Toys 'R Us site which
is reduced to an area of approximately 5.5 acres and the
other is the lot fronting the "ring -road" opppsite the end
of the Mall proper (where Sears Raeq,ck is located) which
will be reduced to approximately 5.5 acres, also. These
amendments to the Plan areas sare
minor nature and basically,
exclude a subject to drainage easements, sewer e -
ants, p„reservations for stormwater detention and a not
well suited tore
developmental use.
b. There is a note on the final plan indicating that the access
drive from Bangor Mall Boulevard to Lot 16A to the r of
the Toys 'R US site will have to be reviewed prior to the
development of that lat. (This is in keeping with our under-
standing with Banmak and Toys 'R Us at the time of the Toys
'R Us site plan review.) ,
C. iven the minimal impact of these property linerevisions
and that they o not necessitate any public improvements,
-Staff wouldrecommend final plan approval to the subdivision
revision.
