a. Applicant requests a zone change from a Residential I Zone
to a Commercial 2 Zone for an 11,200 sq. ft. parcel at 546
Broadway. The applicant proposes a retail auto service use
(quick lube center).
D. The proposed zoning is consistent with the zoning across the
street. However, it iss
not consistent with the residential
zoning and uses to the north of the property.
c. The proposed tone change is not consistent with the Zoning
Policy Map of the City's Comprehensive Plan asrequired
under Title 30-A. Section 4352 of the State's Statutes. The
Zoning Policy Map identifies this area for low density resi-
dential use.
d. Due to the proximity to the Interstate south bound entrance
and the heavy traffic along Broadway, entering and exiting
from the property would be difficult. Although it could be
argued that this i not + ideal location for a residential
useo its close proximity to the Interstate entrance makes
this location even less appropriate for an intensive commer-
cial
er-cial use which has a large amount of traffic entering and
existing the property.
e. Due to the inappropriateness of the site for a intensive
commercial use
and the Inconsistency with the zoning pro-
posed in the City's Comprehensive Plan, Staff would recom-
mend
end that the Planning Board not recommend approval to the
City Council.
