R 91-212 Rapomibk DWrtmerm: Planning Division commentary. The Planning Board at its regularly schedale'dmeeting on July 16, 1991, held a public hearing on the above zoning amendment. No one spoke in apposition to the Proposed zoning amendment. This amendment would allow for development of multi-story hotels in the 0-2 Zone subject to certain development standards. These development standards are those pending in the new Land Develop- ment Code. Maximum floor area ratio will not exceed OJ. iii. Maximum impervious surface ratio will not exceed 0.]. IV. Minimum side yard will not exceed 20 feet. V. It will not exceed 60 feet in height. vi. Minimum lot width will not be leas than 150 feet. STATEMENT OF FACT: The above ams ndment allows for. development of multi -story tory hotels in a C-2 Zonesubject to the development standards proposed in the pending new Land Development Code. Item No. 4i Zoning Amendment - Amending Chapter VIII, Article 12, Section 3(2) - C.O. 091-272 a. The Proposed amendments contained in C.O. #93-272 revises the Commercial 2 (C-2) Special Exceptions uses to allow the fallowing, (h) High rise hotel, provided that it meets the following development standards; i. Lot coverage will not exceed 25%. ii. Maximum floor area ratio will not exceed P.T. iii. Maximum impervious surface ratio will not exceed 0.7. iv. Minimum side yard will not exceed 20 feet. v. It will not, exceed 60 feet in height. vi. Minimum lot width will not be less than 190 feet. b. This Proposed addition to the C-2 special exception use consistent with the Proposed Uses allowed in the Shoppingis o and Personal Services District, the C-2 equivalent in the City's Proposed Land Development Code. C. Hotels and motels are currently allowed in the C-2 zone; however, over the past few years there has been a number of inquiries regarding the changing of the building envelope to allow greater variety and m creative hotel designs.
