Commentary:
This Order would authorize a release of the City's interest in a
1.03 acre resonant lot located At the intersection of Interstate 95
and Stillwater Avenue to Grant's Trailer Sales, Inc., record owner of
the abutting parcel. The 1.03 acre remnant lot has been occupied
ince 1968 by Grant's Trailer Sales, Inc. and its predecessor
corporation, Queen City Mobile Home Park, Inc. as a portion of the
Queen City Mobile Home Park. Currently, five mobile home lots are
located in whole or part on the 1.03 acre parcel. Prior to 1968,
other predecessors to Grant's Trailer Sales, Inc. occupied the lot.
The City of Bangor's interest in this parcel arises under two
undischarged tax collector's deeds in favor of the City of Bangor
dated February 11, 1930 and February 15, 1931, recorded in the
Penobscot Registry of Deeds. These two tax collector's deeds relate
to a larger farm parcel originally owned by Louis Weinstein, which
included the 1.03 acre remnant lot concerned here. The existence

of a title search conducted for another purpose
n April, 1992 Since that time, Grant's attorneys and the City
Solicitor's office have extensively searched and reviewed title
records at the Penobscot Registries of Deeds and Probate, City
records dating back to 1930-31, and prior City ordinances and
State statutes. Based on those efforts, it appears that the parcel
concerned here was redeemed in 1935 by payment of back taxes
wed, and that a release deed wasissued by the City at that
time, which was never recorded. The evidence presented to the
City Solicitor on this issue has persuaded him that the City has
no equitable interest in this lot, and that Grant's Trailer
Sales, Inc. is the proper successor to the person or persons to
whom the lot was released by the City in 1935.
The Municipal Operations Committee, at its meeting on. September
21, 1993, recommended approval of this item by a 3-1 vote, based
on the Solicitors recommendation.

to execute a Municipal Quitclaim Deed, in a form approved by
the City solicitor, releasing any interest of the City Of Han@or
in and to a 1.03 acre parcel of Sand located at the intersection.
of Interstate Highway 95 and Stillwater Avenue in the City of
Bangor, arising by virtue of two tax collector's deeds dated
February 11,, 1930 and February 15, 1931, respectively, said
tax collector's deeds being recorded in Volume 916, Page 234
and Volume 1084, Page ] respectively. The City's Municipal
Quitclaim Deed shall be directed to Grant Trailer Sales, Inc.
as successor in title to Louis Weinstein.
