Responsible Department: Community and Economic Development The Federal Aviation Administration (FAA) wishes to lease approximately 7,500 sq. £t. of net usable office apace in Building #96, 138 Maine Avenue, in the Bangor International Airport Complex. This represents about 708 of the building's total net usable office apace. Building i96 is being renovated for use by the FAA as a Sob -Creation Bond project. FAA will vacate the space they currently lease in the General Aviation Terminal Building. Staff and FAA have negotiated the following lease rate and conditions: Term: March 15, 1993 - September 30, 1993 initially, and then renewed annually at the FAA's option until September 30, 1997. Rate: a. $5,568.75 per month ($8.91 per sq. ft.). Rate may be negotiated on the anniversary date to reflect current costa for services and utilities. premises: a. 7,500 sq. ft. of net usable office space. b. Shared use of the building's first floor restroom. C. Right to use sixteen (16) parking spaces in the front and rear of Building t96. Utilities: The City will assume the coat of all utilities. Maintenance: The Citywill assume all maintenance responsibilities. Interior repainting and redecorating will be done at least every five (5) years. Page 1 of 2 Background The FAA has leased apace at BIA since about 1968. Recently they have required additional office and considered other offices in Bangor, as well as other cities in New England. An agreement was reached that if additional office space was made available to than they would cousin at BIA. The provision of a new office for FAA ensures the retention of fifty (50) jobs.
