HomeMy WebLinkAbout1994-09-26 94-410 ORDERCOUNCIL ACTION Item No. 94-010 Date September 26, 1994 Item/Subject: Authorizing Execution of Municipal Quitclaim Deed -- Real Estate Located at 75 Fourth Street Responsible Department: Legal A recent private title search at the Penobscot Registry of Deeds disclosed an undischarged tax lien for FY 1970 against real estate located at 75 Fourth Street in Bangor_ The original lien amount s $12.27. Account records in the City Treasurer's office show no balance outstanding on the property account concerned. The property has been assessed to private owners since 1970, and is not listed in the Assessor's records as City -owned. The City's tax lien records from FY 1970 were recently destroyed. The current property owner, Cleo R. Spear, has requested that the City issue a quitclaim dead in order to clear her title to the property. This Order would approve issuance of a quitclaim dead, per the owner's request. Because City records are not available to indicate whether or not a quitclaimdeed'was previously issued to a prior owner, the $70.00 quitclaim deed fee will not be charged. Ms. Spear will be required to reimburse the $10.00 recording costs. Thomas Hicks, City Treasurer, is hereby authorized, on behalf of the City of Bangor, to execute a municipal Quitclaim Deed, a copy of said deed being on file in the City Clerk's office, releasing any interest the City may have in the real estate located at 75 Fourth Street in said Bangor by virtue of an undischarged municipal tax lien against the above-described property for the tax year 1970 and recorded in Volume 2184, Page 614, Penobscot Registry of Deeds. SPEAR, formerly Cleo R. Hamel, of Palmerton, Pennsylvania, the property located in said Bangor and more particularly described as followsa Real estate located at 75 Fourth Street in said Bangor, and further described in volume 2120, Page 003, Penobscot Registry of Deeds. This is further designated as account number 74021. Being the same premises acquired by said City of Bangor (by John G. Field, Collector of Taxes) for unpaid taxes a sed for the tax year 1970 by virtue of a undischarged tax lien recorded in the Penobscot Registry of Deeds in volume 2184, Page 614. The purpose of this deed is to release any interest the City may have in the above described property by virtue Of unpaid taxes assessed for the tax year 1970. All public easements o other public interests in the described premises for roads, sewers, or other purposes are expressly reserved.
