Item No. 94-010
Date September 26, 1994
Item/Subject: Authorizing Execution of Municipal Quitclaim Deed
-- Real Estate Located at 75 Fourth Street
Responsible Department: Legal
A recent private title search at the Penobscot Registry of Deeds
disclosed an undischarged tax lien for FY 1970 against real estate
located at 75 Fourth Street in Bangor_ The original lien amount
s $12.27. Account records in the City Treasurer's office show no
balance outstanding on the property account concerned. The
property has been assessed to private owners since 1970, and is not
listed in the Assessor's records as City -owned. The City's tax
lien records from FY 1970 were recently destroyed.
The current property owner, Cleo R. Spear, has requested that the
City issue a quitclaim dead in order to clear her title to the
property. This Order would approve issuance of a quitclaim dead,
per the owner's request. Because City records are not available to
indicate whether or not a quitclaimdeed'was previously issued to a
prior owner, the $70.00 quitclaim deed fee will not be charged.
Ms. Spear will be required to reimburse the $10.00 recording costs.
