Bolduc, [e/utivv"e7 Manager Date: August 22, 1994 �J Subject:, Amendment to a Lease Agreement with Sohn Boardman, Life Safety Manufacturing Issue Sohn Boardman, owner of Life Safety Manufacturing, wishes to lease 2,500 sq. ft. of Building 492 at 104 Maine Avenue in the Bangor International Airport complex. .Background - Life Safety Manufacturing designs and manufactures sprinkler systems for specialty applications. Their systema are not Connected to a water system and utilize a specialised water holding tank. The company has been operating from Building #92, since'Bay 1, 1992, a period of over two years. During that period they have been renting only 1,000 of the total 2,500 sq. ft. at a -monthly rate of $210.00 or $2.52 per sq. ft., BBN. Although the property was underutilized, this was done in order to support the company and allow it the necessary time to stabilize and grow. Mr. Boardman is the only full time employee and handles sales, system design, and management. One part time employee does the manufacturing as needed. Mr. Boardman reports that he is negotiating with 2 major projects in Europe, one in Russia. If he receives contracts for one or both of Chase projects, another part time employee would be hired to assist in production.. In discussions with the company regarding a fuller utilization of the property,. the following lease terms and conditions for an, extension, of the lease agreement were accepted: Premisea: 2,500 sq. ft. of Building #92. Term: Three (3) months, renewable quarterly by payment of the next quarter's first month's rent. The lease can last terminated by either party by providing notification thirty (30) days prier to the end of a quarter. Page 2 of 3 OPERATOR OF BANGOR FOREIGN TRADE ZONE NO. August 1 - October 31, 1994: $310.00 per month, $1.49 per sq. ft. November 1 - January 31, 1995: $410.00 per month, $1.97 per sq. ft. February 1 - April 30, 1995: $510.00 per month, $2.49 per sq. ft. Nay 1 - July 31, 19951 $610.00 per month, $2.93 per sq. ft. Utilities: Tenant assumes the coat of all utilities, including gas, electricity and water and sewer user fees. Maintenance: The City of Bangor will be responsible for repairing the building's major structural components: roof, structural walls, foundatian, aperating systems, including heating, plumbing, and electrical systems except fixtures, and exterior paint surfaces. Life Safety Manufacturing will be responsible for all fixtures, including electrical, mechanical, and plumbing, doors, windows, floor and floor coverings, ceilings, walls, interior paint surfaces, rubbish removal and anowplowing. Insuran The tenant will provide comprehensive public and property damage liability insurance to limits of $300,000 per each occurrence.
