Commentary:
Mrs. Lucille M. Geaghan, the owner of property located at 307 Broadway, has
approached the City and requested to purchase a five-foot strip of City
property located adjacent to, and at the rear of, her lot located on map 46,
lot 58A, of the City's tax maps. Mrs. Geaghan has applied for a building
permit to construct a garage on her property. Thin permit was denied because
she is unable to meet the rear setback given the current depth of her lot.
Her lot could accommodate a detached garage; however, for health reasons, she
Would prefer an attached garage.
The strip of land involved fs approximately five feet deep And seventy-eight
feet long. The sale of this property to Mrs. Geaghan will not impact the
City basketball court or parking lot located on the larger City parcel
adjacent to Pine Street.
The Aseessing Department has estimated the value of the land in question at
$659.00. _
This request has been reviewed, by the Finance Committee which recommends
approval.

THAT
The City Manager is hereby authorised to convey a
strip of City property located at the rear of 307 Broadway to
Mre. Lucille Geaghan, owner of the property located at 307
Broadway, at the price of $639.00. The property to be
transferred is approximately five feet in depth and seventy-eight
feet wide and shall be contiguous with the property owned by Mrs.
Geaghen located on Broadway.

we have a reauest from Mrs. Geaghan, 309 Broadway, to
[chase a 5' strip of Iity property, on Map 46 Lot 58A, so she
can build an attached parses at her home on Map 46, Lot 54.
Mrs, Geaghan applied for a bnildina permit which was denied
because she is unable to meet the rear setback. She could build
a detached Parsee but., for health reasons, would like an
attached Parsee.

On July 11, 1995, Dan Wellington, asked the assessing
department to estimate a value for a strip of land having
dimensions of IB' width and 5' of depth.
Property owner for the above property contacted Cade
Enforcementto build a garage on their lot but was told the
lot was not large an ough to allow the garage to be built.
In order to satisfythe lot z requirement they would have
to approach the City to z if they could purchase
additional land from the city who owns the adjacent parcel
which abuts their real lot line.
Land is assessed at $1.69/SF in this neighborhood. The
addition strip 78' wide by 5' depth has 390/SF. Multiplying
390 by 31.69 a value of $659.00 is calculated.
