Summary
USABFIT, LLC d/b/a Union Street Athletics wishes to sublease its building at 366 Griffin Rd., Bangor
(Lot No. 10, BIA Commercial / Industrial Park) to Daniel Young and Ernie Fitch for operation of a
fitness center. Mr. Young and Mr. Fitch also operate Young's MMA which is co -located with Union
Street Athletics. The sublease must be approved by the City of Bangor.
USABFIT, LLC has leased the lot at 366 Griffin Rd. from the City since 2001. Its lease term runs
through 2021 with three (3) additional options of five (5) years each which could extend the lease
through 2036. A sublease will not relieve USABFIT, LLC from any of the responsibilities or
obligations of the lease.
Staff recommends approval of Consent to Sublease between USABFIT, LLC and Daniel Young and
Ernie Fitch.
This item was reviewed and recommended for approval by the Business & Economic Development
Committee at its December 19, 2017 meeting.

Authorizing Execution of Consent to Sublease Between USABFIT, LLC and Daniel Young and Ernie Fitch at 366
Griffin Road (Map 100, Lot 006)
WHEREAS, the City of Bangor is the owner of Lot 10 in the BIA Commercial / Industrial Park, 366 Griffin Road;
and
WHEREAS, by virtue of an Indenture of Lease dated October 8, 2015 USABFIT, LLC leases Lot
10 in the BIA Commercial / Industrial Park from the City of Bangor; and
WHEREAS, said Indenture of Lease provides that the tenant may not sublet any portion of the premises
without the express consent of the City of Bangor; and
WHEREAS, USABFIT, LLC wishes to sublet the building on Lot 10 in the BIA Commercial / Industrial Park to
Daniel Young and Ernie Fitch to operate a fitness center;
Be it Ordered by the City Council of the City of Bangor that,
Catherine M. Conlow, City Manager, is hereby authorized to execute a Consent To Sublease to Daniel Young
and Ernie Fitch by USABFIT, LLC for the building on Lot 10 in the BIA Commercial / Industrial Park. Said
Consent shall be in a final form as approved by the City Solicitor or Assistant City Solicitor.
