Bolduc, Executive Manager Date: April 24, 1995 .9 QB Subject: Lease Agreement with Bill Sackorn, Sr. d/b/a ASCO Corrugated Issue ASCO Corrugated, owned by Bill Sanborn, Jr., wishes to lease 2,500 sq. ft, of space in Building $92 at 104 Maine Avenue in the Bangor International Airport Complex. ASCO Corrugated manufactures non -standard corrugated cartons for customers in central Maine. Mr. Sanborn is the only employee. ASCO Corrugated has leased 1500 sq. ft. in the International Enterprise Center for nearly three years and his lease will expire on May 31, 1995. ASCO Corrugated has accepted the following lease rates and conditions: Premises: 2,500 sq. ft. of Building #92, 104 Maine Avenue and the adjacent parking lot. Term: One year, from May 1, 1995, to April 30, 1996. Lessee has the option to terminate the lease if property taxes are assessed on the property. Rate: $625.00 per month for the period May 1, 1995, to April 30, 1996. Use: For the storage and manufacture and sale of corrugated boxes and related products and for n other use without the express written consent of the Executive Director of BanAir Corporation. Taxes: Any taxes imposed upon the real estate, building and personal property are the responsibility of Bill Sanborn, Jr. d/b/a ASCO Corrugated. Maintenance: The City of Bangor will be responsible for repairing the building's major structural components: roof, structural walls, foundation, operating systems, including heating, plumbing, and electrical systems except fixtures, and exterior paint surfaces. Sill Sanborn, Jr. d/b/a ASCO Corrugated will be responsible for all fixtures, including electrical, mechanical, and plumbing, doors, windows, floor and floor coverings, ceilings, walls, interior paint surfaces, rubbish removal and snowplowing. utilities: Bill Sanborn, Jr. d/b/a ASCO Corrugated assumes the cost of all utilities, including gas, electricityand water and sewer user fees.
