On September 19, 1996, and without a workout agreement, the outstanding sewer charges and all real estate taxes on the property were paid. The Finance Committee recommended approval of a Municipal Quitclaim Deed at its meeting on October I, 1996. The attached Order would authorize release of the City's title. Heller, Finance Director, is hereby authorized, on behalf of the City of Bangor, to execute a Municipal Quitclaim Deed releasing any interest the City may have in the real estate located at 163 Third Street in said Bangor by virtue of a matured municipal sewer charge lien recorded in the Penobscot Registry of Deeds. Said deed shall be directed to Frank E. Viano II and Susan F. Viano JT. VIAND II AND SUSAN F. VIAVO, JT, as Grantees, of Dover, Massachusetts, two certain lots or parcels of land together with the buildings thereon situate in said Bangor, and more particularly described as follows: PARCEL OWE: A certain lot or parcel of land with the buildings thereon, situate in said Bangor, bounded and described as follows, viz. Beginning at an iron rad set in the north- westerly line Of Third Street, thirty-seven and one half (3] 1/2) feet northeasterly from the intersection of said street line with the northeasterly line of Carroll Street; thence northeasterly by said line of Third Street, thirty-seven and one half (3] 1/2) feet to an iron rod set in said line of Third Street; thence northwesterly, parallel with said line of Carroll Street, eighty (80) feet to an ron rod set in the ground; thence southwesterly, Parallel with said line of Third Street, thirty-four and one half (34 1/2) feet to an iron rod set in the ground; thence southeasterly parallel with said line of Carroll Street, thirty and one half (30 1/2) feet to an iron rod _ set in the ground; thence southwesterly, parallel with said line of Third Street three (3) feet to an iron rad set in the ground; thence southeasterly, parallel with said line of Carroll Street, forty-nine and one half (49 1/2( feet to the point begun at. Savage's land, and bounded and described as follows, v Beginning with the line -o£ said street at the southerly corner of land owned by the late Oliver Parker; thence northerly on said Parker's land eighty-two (82) feet; thence westerly seventy-five (75) feet; thence southerly eighty-one (B1) feet to said street; thence easterly on said street seventy-five (I5) feet to point begun at. SUBJECT HOWEVER, to the following easements granted by Lincoln B. Fiske, Jr.: 96-399 1. To Leo V. McInnis at al, as described i Penobscot Registry of Deeds, Vol. 3028, Page 48. 2. To Richard B. Rogan at al, as described in said Registry, Vol. 3028, Page 331. 3. To Thomas F. Bouchard at al, as described in said Registry, Vol. 3045, Page 261. Grantees agree to maintain present lighting system on said premises for as long as Leo V. McInnis and Elsie McInnis ownreal property located at 170 Third Street in Bangor. Any, and all other rights, easements, privileges and appurtenances belonging to the granted estate are hereby conveyed. Being the same premises described in a Warranty Deed with Covenants from Lincoln B. Fiske, Jr. to the Grantees herein, dated November 30, 1987 and recorded in Book 4163, Page 43, Penobscot Registry of Deeds. The purpose of this deed is to release to the Grantees any interest the Grantor may have in the above described property by virtue of a sewer lien recorded in Book 5642, Page 276, Penobscot Registry of Deeds. All public easements or other public interests in the described premises for roads, sewers, or other purposes are expressly reserved. The said CITY OF BANGOR has caused this instrument to be sealed with its corporate seal, and signed in its corporate name by RONALD I.
