Commentary:
The attached Council Order would authorize execution of a municipal
quitclaim deed releasing the City's title to property located at 48
Vernon Street. The City's title arises by virtue of four sewer
liens recorded against this property on June I, 1994. The four
liens were recently paid in full pursuant to a written workout
agreementx
executed prior to the lienmaturity date, December I,
1995. That agreement obligates the City to release title to the
property owner upon final payment pursuant to the agreement. your
approval is recommended.

THAT Ronald I. Heller, Finance Director, is hereby
authorised, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 46 Vernon Street in said Bangor by virtue of
matured municipal sewer charge liens recorded in the Penobscot
Registry of Deeds. Said deed shall be directed to the Sandra J.
Tsoulas Heirs, as grantees.

The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to the SANDRA J. TSONLAS HBIRH, of Bangor, Penobscot
County, Maine, as Grantees, property situate on the easterly side
of Vernon Street in said Bangor, and more particularly described as
follows:
Being Lot numbered Thirty -Four (34) as laid down
n C.O. Bryant's plan of Savage Farm and
recorded in the Penobscot County Registry of
Deeds in Plan Book 5, Page 9. Said lot being
sixty-five and one-half (65 1/2). feet in width
on said Vernon Street and extending back from
said Street one hud
ndzeand twenty-three and
three -fourth® (123 3/4) feet according to said
above-mentioned plan.
Being the same premises described in a certain
Warranty Deed from Richard P. Hooker and Marie '
S. Hooker t0 Sandra J. Stewart, dated August 25,
1975 and recorded in Book 2578, Page 236,
Penobscot Registry of Deeds, said Sandra J.
Stewart and Sandra J. Tsoulas being one and the
same person.
Any and all other rights, easements, privileges
and appurtenances belongingt0 the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantees any
interest the Grantor may have in the above described property by'
virtue of unpaid sewer charge liens recorded in Book 5643, Page 76;
Book 5643, Page 77; Book 5643, Page 78; and Book 5643, Page 79,
Penobscot Registry of Deeds. All public easements or other public
interests in the described premises for roads, sewers, or other
purposes are expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed With its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized,
this day of July, 1996.
