City sanest liens an the property at 44 Sixth Street have matured,
resulting in the City acquiring title. The four sewer liens
concerned were recorded on May 12, 1994 against the Sixth Street
property, sewer account no. 052-017. Prior to the liens maturing,
the property owners entered into a written workout agreement with
respect to the chargee concerned. On May 17, 1996, pursuant to
that agreement, account no. 052-017 was paid in full, by the
mortgage holder. when the City allows late redemption of
tax -foreclosed or sewer lien -foreclosed property, our stated policy
is to issue a quitclaim used to the property owner or mortgage
holder who has paid the taxes or other charges concerned. In this
instance, the mortgage holder wishes to have the title stay in the
name of the homeowner. The real estate tax account is current.

ORDERED,
THAT Ronald 1. Heller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 44 Sixth Street in said Bangor by virtue of
matured municipal sewer charge liens recorded in the Penobscot
Registry of Deeds. Said deed shall be directed to Kevin M.
Prendergast and Pamela L. Prendergast.

DATE: May 28, 1996
Four sewer liens were placed on property of Kevin and
Pamela Prendergast in 1994• The lien matured in December 1995.
Before maturity the Prendergasts entered into a workout agreement
with the Wastewater Treatment Plant. On May 17, 1996 the account
was paid in full.
The Prendergasts have also paid all outstanding real estate
taxes to date. Having complied with their workout agreement, the
Prendergasts are entitled to a deed from the City.

MBNICIPAL QUITCLAIM DEED
The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
Paid, releases to KEVIN M. PRENDERGAST and PAMELA L. PRENDERGAST,
as Grantees, of Bangor, Penobscot County, Maine, the pro e t
located in Bangor, and more particularly described as follows:
A certain lot or parcel of land, with the
buildings thereon, situated in said Bangor, o
the southeasterly side of Sixth Street, bounded
and described as follows: Beginning at a point
on the southeasterly side of Sixth Street
forty-five (45) feet southwesterly from the line
dividing lots 9 and 30 on said street; thence
southeasterly one hundred and fifty (150) feet
to a point on the rear line of said lot No. 9;
thence northeasterly on said rear line and the
ear line of lot No. 10, fifty-five (55) feet;
thence northwesterly one hundred and fifty (150)
feet to said Sixth Street; thence southwesterly
on said Sixth Street fifty-five (55) feet to the
point of beginning. Being parts of lots No. 9
and No. 10 according to z. Bradley's plan of the
Davenport lands extended by William Coombs,
recorded in Plan Book #2, Page 34, Penobscot
Registry of Deeds.
Being the same premises as described in a
Warranty Deed from David G. Roberts and Rose
Marie Roberts to the Grantees herein, dated
March 13, 1992 and recorded in Volume 5034, Page
2, Penobscot Registry of Deeds.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantees any
interest the Grantor may have in the above described property by
virtue of sewer liens recorded in volume 5643, Page 339; volume
5643, Page 340; volume 5643, Page 342 and Volume 5643, Page 341,
Penobscot Registry of Deeds: All public easements or other public
interests in the described premises for roads, sewers, or other
purposes are expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorised,
this — day of June, 1996.
