Commentary:
City sewar liens on the property at 37 Division Street have
matured, resulting in the City acquiring title. When the City
allows late redemption of tax -foreclosed or sewer lien -foreclosed
property, our stated policy is to issue a quitclaim deed to the
property owner or mortgage holder who has paid the taxes or other
charges concerned. In this instance, the mortgage holder wishes to
have the title stay in the name of the homeowner. The real estate
tax account is current.

THAT Ronald I. Meller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 37 Division Street in said Bangor by virtue of
matured municipal sewer charge liens recorded in the Penobscot
Registry of Deeds. Said deed shall be directed to Erlene M.
Morgan.

MUNICIPAL QUITCLAIM DEED
The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
Paid, releases to SELENE M. MORGAN, of Newburgh, Penobscot County,
Maine, as Grantee, a certain lot or parcel of land together with
any improvements thereon, situated on the southerly side of
Division Street in Bangor, Penobscot County, Maine, more
particularly described as follows:
Beginning on the south line of said Street at a
point 161 feet and 7 inches easterly from the
set line of what was known as Garden street in
1889; thence easterly on said Division Street 67
feet to a stake and stones; thence southerly at
right angles with said Division Street 74 feet
to a ; thence westerly parallel with said
Division Street 67 feet to the easterly line of
the Savary lot, now or formerly; thence
northerly on the easterly line of said Savary
lot, 74 feet to said Division Street and the
point begun at. Designated in City records as
Assessors Map 40, Lot 40.
Being the same premises as described in a
Release Deed from Fleet Bank of Maine to Erlene
M. Morgan, dated October 13, 1992 and recorded
in Book 5213, Page 163, Penobscot Registry of
Deeds.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantee any
interest the Grantor may have in the above described property by
virtue of unpaid sewer charge liens recorded in Volume 5742, Page
360 and Volume 5752, Page 361,Penobscot Registry of Deeds. All
public easements or other public interests in the described
premises for roads sewers, or other purposes are expressly
reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized, this
day of May, 1996.
