The Planning Board at its regularly scheduled meeting of April 16,
1996 held a public hearing on the above noted none change request.
Charles Hodsdon, Esq., representing the neighborhood, spoke in
favor of this request to change the zoning of 91 Allen Court from
Goverment and Institutional Service District back to Urban
Residence 2 District. (Previously rezoned for Shaw House.) No one
spoke in opposition.
The Board voted unanimously in favor of a motion to recommend to
the City Council that the zone change request contained in C.O. 8
96-172 be approved.

THAT the zoning boundary lines as established by the Zoning Map of
the City of Bangor dated October 28, 1991, as amended, be.hereby
further amended as follows:
By changing a parcel of land located at 91 Allen Court (Tax Hap No.
41, Parcel 49) from Government and Insitutional Service District to
Urban Residence 2 District. Said parcel containing approximately
1,500 sq. ft.and being more particularly indicated on the map
attached hereto and made a part hereof.

a. General Desaintion. Applicant requests a zone change from Government and
Institutional Service District to Urban Residence 2 District for a parcel of land
located on Allen Court (approximately 90 feet from the comer of Court Street
and AIIen Court). The parcal is approximately 7,500 sq. H. The Board will recall

zone last July. The Shaw House no longer has plana to utilize this lot and this
request is to return to Ne prior zoning of URD -2 for this property which contains
a residential structure.
b. Land Use and Zoning Policy. The proposed use of this area of the City is for
"High Density Residential." The zoning of the area is proposed for URD -2 which
is the predominate zoning on Court Street.
C. Urban Services. This area has a complete range of urban servicea.
d. Existing Conditions. While the area in question has a mixture of uses scattered
along Court Street including churches, clubs, and offices the overriding use is
residential.
e. Recommendation. The former zoning of the parcel as URD -2 was consistent
with the City's Comprehensive Plan. Staff would remmmeml that the Planning
Board recommend approval of the zone change request on the Allen Court
parcel to the City Council
