City sewer liens on the property at 116 Larkin Street matured on
December 7, 1995, resulting in the City acquiring title. While the
original property owners were negotiating a work-out agreement with
the City, the mortgage holder paid the delinquent sewer charges
concerned in order to protect its mortgage interest. when the City
allows late redemption of tax -foreclosed or sewer lien -foreclosed
property, our stated policy is to issue a quitclaim deed to the
property owner or mortgage holder who has paid the taxes or other
charges concerned. In this instance, however, the mortgage holder,
People's Heritage, does not wish to take title.Therefore, the
proposed dead would run to the Hammonds as the original property
owners.

THAT
Ronald I. Hellen, Finance Director, is hereby
:authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 116 Larkin Street in said Bangor by virtue of
matured municipal sewer charge liens recorded in the Penobscot
Registry of Deeds. Said deed shall be directed to Thomas E.
Hammond, Dome E. Hammond and Lea A. Hammond ST.

MUNICIPAL ODITCLAIM DEED
The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to THOMAS E. HAMMOND, DONNA B. HAMM0ND and LEA A.
HAMOND, joint tenants all of Bangor, Penobscot County, Maine, as
Grantees, the property located in Bangor, and more particularly
described as follows:
A certain lot or parcel of land with the
buildings thereon standing, situated on the
southerly side of Larkin Street, in said Bangor,
formerly known as the George W. Stickney
homestead. Said homestead lot is made up of two
adjacent lots, each measuring sixty (60) feet on
said Larkin Street, and extending back from said
street one hundred and ten (110) feet, more o
less, asshown on the plan of land from George
Savage, recorded in Plan Book numbered 2, page
50, of Penobscot Registry of Deeds, being lots
numbered 44 and 46 on said plan.
Excepting and reserving the following strip of
land which w conveyed
yed to Ora F. Black, III and
Alicia F. Black as follows; Beginning at a
point on the generally southerly side of Larkin
Street, at the intersection of Larkin Street
with the generally westerly line of a parcel of
land conveyed to Frank J. Martin and Teresa L.
Martin by deed of F. William Being and Sharon
Reing dated October 28, 1980; thence running
along the westerly line of said property
obtained from Reing one hundred ten (110) feet
to a steel stake; thence at right angles
parallel with Larkin Street twenty (20) feet to
a point; thence at right angles parallel to the
first described line one hundred ten (110) feet
to the generally southerly side of Larkin
Street; thence along the generally southerly
side of Larkin Street 'twenty (20) feet to the
point of beginning. Also including any interest
of the Grantors in that portion of Larkin Street
which is adjacent to the premises conveyed
herein.
Being the same premises as described in a
Warranty Deed with Covenants from Thomas R.
Hammond and Donna E. Summand to the Grantees,
dated July 12, 1995 and recorded in volume 5900,
Page 47, Penobscot Registry of Deeds.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.

The purpose of this deed is to release to the Grantees any
interest the Grantor may have in the above described property by
virtue of unpaid sewer charge liens recorded in Volume 5642, Page
128; volume 5642, Page 148; volume 5642, Page 160 and Volume 5642,
Page 161, Penobscot Registry of Deeds. Grantor does not release
Grantees for unpaid property taxes assessed against the property
for tax year 1996. All public easements or other public interests
n the described premises for roads, sewers, or other purposes are
expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
Baled with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized,
this day of March, 1996.
