Penquis has leased the building at 120 Venture Way from the University of Maine System for a number of years and from the City since 2006. Penquis operates a daycare center serving 60 children, 71% of which meet 100% of federal poverty guidelines. The current monthly rent is $2,703. Staff recommends that the monthly lease rate be increased to $2,885 based on the change in the CPI during the last five years of 6.7%. All other terms and conditions would remain unchanged. This item was reviewed and recommended for approval by the Business & Economic Development Committee at its October 3, 2017 meeting. Committee Action Committee: Business & Economic Development Committee Meeting Date: 10/03/2017 Action: Recommend for passage For: 3 Against: 0 Staff Comments & Approvals City Manager City Solicitor Introduced for: New Business Finance Director CITY OF BANGOR ORDER Date: 10/11/2017 Item No: 17-370 Assigned to Councilor: Perry 10/11/2017 17-370 Authorizing Execution of an Amendment to a Lease Agreement with Penquis for the Childcare Center located at 120 Venture Way WHEREAS, Penquis has leased a building at 120 Venture Way from the University of Maine System and the City of Bangor for a number of years; and WHEREAS, Penquis wishes to continue to lease the building at 120 Venture Way and the land appurtenant thereto, for the continued operation of a daycare center and related administrative functions; and WHEREAS, the lease rate during the period of September 1, 2017 to August 31, 2022 needs to be established by the parties: NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CITY OF BANGOR, THAT the City Manager is hereby authorized, on behalf of the City of Bangor, to execute an amendment to the Indenture of Lease between the City of Bangor and Penquis establishing the monthly lease rate during the period of September 1, 2017 to August 31, 2022 at $2,885, in a form approved by the City Solicitor or Assistant City Solicitor.
