Authorizing Execution of an Amendment to a Lease Agreement with Penquis for the Childcare Center located
at 120 Venture Way
Summary
Penquis is entering the 11th year of a twenty year agreement to lease a building at 120 Venture Way
for operation of a childcare center, and the lease rate needs to be established for the next five (5)
years.
Penquis has leased the building at 120 Venture Way from the University of Maine System for a
number of years and from the City since 2006. Penquis operates a daycare center serving 60
children, 71% of which meet 100% of federal poverty guidelines. The current monthly rent is
$2,703.
Staff recommends that the monthly lease rate be increased to $2,885 based on the change in the
CPI during the last five years of 6.7%. All other terms and conditions would remain unchanged.
This item was reviewed and recommended for approval by the Business & Economic Development
Committee at its October 3, 2017 meeting.

Authorizing Execution of an Amendment to a Lease Agreement with Penquis for the Childcare Center located
at 120 Venture Way
WHEREAS, Penquis has leased a building at 120 Venture Way from the University of Maine System and the
City of Bangor for a number of years; and
WHEREAS, Penquis wishes to continue to lease the building at 120 Venture Way and the land appurtenant
thereto, for the continued operation of a daycare center and related administrative functions; and
WHEREAS, the lease rate during the period of September 1, 2017 to August 31, 2022 needs to be established
by the parties:
NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CITY OF BANGOR, THAT the City
Manager is hereby authorized, on behalf of the City of Bangor, to execute an amendment to the Indenture of
Lease between the City of Bangor and Penquis establishing the monthly lease rate during the period of
September 1, 2017 to August 31, 2022 at $2,885, in a form approved by the City Solicitor or Assistant City
Solicitor.
