.Quitclaim Deed -- 290 Fourteenth Street (APEX, INC.)

On January 18, 1996, FY 1994 property taxes owed on property
located at 270 Fourteenth Street in Bangor were paid in full. This
payment was made after the statutory foreclosure date under Title
36, Maine Revised Statutes, for the FY 1994 tax lien. However,
because the taxpayer concerned was then in bankruptcy, the City's
1994 tax lien had not legally foreclosed at the time of payment,
and the taxpayer's bankruptcy estate w entitled to receive
quitclaim deed from the City. However, to an oversightno
quitclaim deed was issued at the time of payment.
The property was subsequently sold to APEX, INC. by the taxpayer's
bankruptcy trustee. The attorney for APEX, INC. recently requested
a quitclaim deed from the City to allow a sale of the property by
APEX to be closed. This Resolve would ratify execution and
delivery of that deed. Please note that the deed also refers to a
lien for EY 1995 taxes. That lien had not matured at the time it
s paid, and was properly discharged by the City Treasurer's
office.

B6SOLV&D, the actions of the City Finance Director and City'
Solicitor in executing and delivering a municipal quitclaim deed,
releasing tax title to property located at 270 Fourteenth Street to
APEX, INC, are hereby ratified and confirmed.
A copy of the deed concerned is attached to this
Resolve and is incorporated herein byreference.

The CITY OF BANGOR, a municipal corporation located i
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to ADEN, INC., a Maine corporation having its
principal place of business in Portland, Maine, as successor 'i
interest to Sharon F. Perry, formerly known as Sharon I. Mayers, as
Grantee, all right, title and interest of the Grantor in and to the
buildings and land located in Bangor, Penobscot County, Maine, more
particularly described as follows: -
Real estate located at 270 Fourteenth Street i
said Bangor, and further described in Book 6093,
Page 112, Penobscot Registry of Deeds. Said
property is further designated as City Real
Estate Account Number 39017, Assessor's Map 12,
Lot 48.
Being the same premises described in municipal
tax liens for tax years 19915, and 1994 recorded
in Book 5875, Page 320 and gook 5661, Page 283,
Penobscot Registry of Deeds, respectively. Said
tax lien for tax year 1995 having been pre-
viously discharged in Book 6063, Page 350,'
Penobscot Registry of Deeds.
The purpose of this deed is to release any interest the
Grantor may have in the above described property by virtue of
unpaid taxes assessed for tax year 1995 and preceding tax years.
All public easements or other public interests in the described
premises for roads, sewers, or other purposes are expressly
reserved.
The said CITY OF BANGOR has caused this instrument to be
Baled with its corporate seal, and signed in itscorporatename by
RONALD I. HELLER, Finance Director, thereunto duly authcri2ed, this
25th day Of November, 1996.
