In 1997, shortly before a real estate tax lien was to mature,
Richard and Toby Sabot filed a Petition in Bankruptcy. The Sabots
have now dismissed their bankruptcy and paid all outstanding real
estate taxes. Because we are now past the lien maturity date a
municipal quitclaim deed is necessary to clear title to the
property.
Note: Under federal bankruptcy law, the City could not foreclose
its FY 1996 tax lien while the Sabots' Chapter 13 petition was
pending, without permission of the bankruptcy court. The Zabots'
Chapter 13 petition was dismissed on May 13, 1998. As of that
date, the Sabots had paid off the PY '96 lien.

Ronald 1. Heller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in real
estate located at 92 Forest Avenue in said Bangor by virtue of an
undischarged municipal real estate tax lien recorded in the
Penobscot Registry of Deeds. Said deed shall be directed to
Richard Zabot.

The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to RICHARD CABOT, of Bangor, Penobscot County,
Maine, as Grantee, a certain lot or parcel of land with the
buildings thereon, situate in the City of Bangor, Penobscot County,
Maine, more particularly described as follows, via:
"A certain lot or parcel of land in said Bangor,
with the buildings thereon, situate on the
westerly side of Forest Avenue, being lot "A" as
laid down on a plan and survey made by B. S.
Deane and recorded in Plan Book 3, Page 57,
Penobscot Registry of Deeds, excepting a strip
five (5) feet wide off the northerly side of
said lot deeded Sanborn by J. H. Gould.
The premises hereby conveyed are fifty (50) feet
in width on said street and extend back same
width one hundred (100) feet.
ALSO a parcel of land with the buildings thereon
situate in said Bangor on the westerly side of
Forest Avenue, bounded and described as
follows: Beginning at a point On said Forest
Avenue fifteen (15) feet northerly of the
northeast corner of lot numbered eighteen (18)
according to plan City Common and lots adjoining
made by Charles G. Bryant and recorded in
Penobscot Registry of Deeds, Plan Book 5, page
12; thence westerly along the northerly line of
premises conveyed to Fred E. Maxfield by
Gertrude H. Stewart by deed dated May 15, 1912,
and recorded in aforesaid Registry, Vol. 832,
page 103, one hundred (100) feet, thence
norhterly thirty-five (35) feet; thence easterly
one hundred (100) feet to said Forest Avenue,
thence southerly on said Forest Avenue,
thirty-five (35) feet to the point begun at"
Being designated further in City records a
Assessors Map 48, Lot 116, real estate account
number 59776.
Being the same premises described in an
Executor's Deed from Abraham Shapiro and Philip
Shapero, executors under the last will and
testament of Max Shapiro, to Richard Sabot,
dated October 27, 1986 and recorded in the
Penobscot County Registry of Deeds in Volume
3919, Page 265.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.

The purpose of this deed is to release to the Grantee any
interest the Grantor may have in the above described property by
virtue of undischarged real estate taxes assessed against Richard
Zabot for tax year 1996 and recorded in Book 6191, Page 72,
Penobscot Registry of Deeds. All public easements or other public
interests in the described premises for roads, sewers, or other
purposes are expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
Sealed with its Corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized, this
day of June, 1998.
