OA -190 Date Aoril 2].1998 Item/Subject: Authorizing Execution Of Municipal Quitclaim Deed -- Real Estate Located at 263 Pine Street Responsible Department: Legal Commentary: A sewer lien on property located at 263 Pine Street assessed against Donald E. and Catherine L. Sines was recorded in September, 1996. On April 8th payment was received in the amount of $936 for outstanding sever charges. Because the sewer lien has matured, this Order would authorize release of the City's interest in the property back to the property owners. There are no existing code violations with the property. and the real estate tax account is current. The Finance Committee recommended approval at its meeting held on April 219t. Beller, Finance Director, is hereby authorized, on behalf of the City of Bangor, to execute a Municipal Quitclaim Deed releasing any interest the City may have in the real estate located at 263 Pine Street in said Bangor by virtue of a matured municipal sewer charge lien recorded in Book 6222, Page 187 in the Penobscot Registry of Deeds. Said deed shall be directed to Donald E. and Catherine L. Sines. IN CITY COUNCIL April 27, 1998 Passed 98-182 ORDER Title, Authorizing Execution of Municipal Quitclaim Deed - Real Estate Located at 263 Pine Street ...................................... ...................................... �Q 4- 98-182 MUNICIPAL OUITCLAIM DEED The CITY OF BANGOR, a municipal corporation located in Bangor, Penobscot County, Maine, as Grantor, for consideration paid, releases to DONALD E. SINES and CATHERINE L. SINES, both of Bangor, Penobscot County. Maine, as Grantees, a certain lot or parcel of land with buildings thereon in the City of Bangor, County of Penobscot, State of Maine, bounded and described as follows: Two certain lots or parcels of land with buildings thereon, situate in said Bangor on the generally easterly side of Pine Street, being lots numbered ten and eleven, according to a Plan of J. Prescott recorded in Penobscot Registry of Deeds, Plan Book 1, Page 53, referred to for a more particular description of the premises. Designated further in City records as Assessor's Map 47, Lot 45, real estate account number 65707. Also conveying all right, title and interest in and to an easement conveyed by Donald Cosmos, dated September 16, 1985 In Volume 3720, Page 340 of said Registry. Being the same premises described in a Warranty Deed from Leonard M. Chapman and Joyce E. Chapman to the Grantees herein, dated July 5, 1991, and recorded in Book 4868, Page 362, Penobscot Registry Of Deeds. Any and all other rights, easements, privileges and appurtenances belonging to the granted estate are hereby conveyed. The purpose of this deed is to release to the Grantee any interest the Grantor may have in the above-described property by virtue of an unpaid sewer charge lien assessed against Donald E. Sines and Catherine L. Sines recorded in Book 6222, Page 187, Penobscot Registry of Deeds. All public easements or other public interests in the described premises for roads, sewers, or other purposes are expressly reserved. The said CITY OF BANGOR has caused this instrument to be sealed with its corporate seal, and signed in its corporate name by RONALD I.
