THAT the oning bounmdary lines as established by the Zoning Map
of the City of Bangor dated October 28, 1991, as amended, be
hereby further amended as follows:
By changing parcels of land located on Union street, Fourteenth
Street and Eddyway Street (Tax Map No. 11, Parcels 16, 17, 18, 26
and 27) from Urban Residence 1 District and Urban Service
District to Contract Urban Service District. Said parcels
containing approximately 57,300 square feet and being more
particularly indicated on the map attached hereto and made a part
hereof.
PROVIDED, HOWEVER THAT, in addition to the mandatory conditions
imposed by Chapter VIII, Article 2, Section 6.6 of the Ordinances
Of the City of Bangor, said change of zone is granted subject to
the following conditions.
1. The use and/or operation of the subject premises shall
be subject to the following limitations and/or restrictions:
1. No vehicular access to or from the property from
Eddyway Street.
2. A 20' revegetated area will be established and
maintained along the full length of the southwest
property line meeting the "B2^ Buf£eryard planting
requirements. Plus a fence, 6' in height that provides
visual screening will be constructed and maintained
within that revegetated area running the full length of
the southwest property line.
3. The square footage of the building shall be limited to
11,009 sq. ft. of gross floor area.
4. The height of the building shall be limited to one-
story not to exceed 30 feet in height.
5. No alcoholic beverages shall be served on the property.

3. Execution by those parties with an interest in the
affected property of an agreement providing for the
implementation and enforcement of all the terms and conditions
set forth above and the recording of said executed agreement in
the Penobscot County Registry of Deeds by the property owner, a
copy of said agreement being on file in the office of the City
Clerk and incorporated herein by reference. In the event that
said agreement is not so executed within ninety (90) days from
the date of passage hereof, ordinance shall become null and
void.
