A matured real estate tax lien for tax year 1993 was paid by the
taxpayers in 1995. However, the administrative quitclaim fee was
not paid to permit the preparation of the deed. Ms. Carter has now
paid the quitclaim fee and would like the City to issue a deed.
This Order would authorize release of the City's interest in the
property to Beverly Carter, successor in title to Faye J. Carter.
There are no existing code violations with the property, and the
tax account is current.
The Finance Committee recommended approval at its Fernery 1, 1999
meeting.

TEAT Ronald I. Heller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 54 Ralph Street in said Bangor by virtue of an
undischarged real estate tax lien recorded in Book 5343, Page 136
in the Penobscot Registry of Deeds. Said deed shall be directed to
Beverly Carter, successor in interest to Faye J. Carter, a copy of
said deed being attached hereto.

The CITY OF BANGOR, a municipal corporation located i
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to BEVERLY CARTER, of Bangor, Penobscot County,
Maine, successor in interest to Faye J. Carter, as Grantee, the
property located in Bangor, Penobscot County, Maine, more
Particularly bounded and described as follows:
Real estate located at 54 Ralph Street insaid
Bangor, and described in a deed recorded i
Volume 2194, Page 93, Penobscot Registry of
Deeds. This property is further designated as
Assessor's Map 50, Lot 41C, real estate account
number 09987.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantee any
interest the Grantor may have in the above-described property by
virtue of undischarged real estate tax lien assessed for tax year
1993 against Faye J. Carter and recorded in Book 5343, Page 136,
Penobscot Registry of Deeds.
All public easements or other public interests in the
described premises for roads, sewers, or other purposes are
expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized, this
day of February, 1999.
