THAT the zoning boundary lines as established by the zoning Map
of the City of Bangor dated October 28, 1991, as amended, be
hereby further amended as follows:
By changing a parcel of land located at 768 Union Street (Tax Map
NO. 4, Parcel 8) from Urban Residence 1 District t0 contract
Multi -Family and Service District. Said parcel containing
approximately 18,088 square feet and being more particularly
indicated on the map attached hereto and made a part hereof.
PROVIDED, HOWEVER THAT, in addition to the mandatory conditions
imposed by Chapter 165-7 of the Ordinances Of the City of Bangor,
said change of zone is granted subject to the following
conditions:
1. The use and/or operation of the subject premises shall
be subject to the following limitations and/or restrictions:
A. There will be no increase from the existing square feet
of groes floor area of the primary use structure which
is currently a house.
B. Primary use activities will be permitted in the house
only. There will be no expansion of the primary use
activities to the existing garage or any other
structures.
C. There will be no substantial change to the outside
facade of the primary structure with regard to the roof
lines, roofing angles, exterior siding, window
openings, and doorways.
D. No more than two dwelling units will be allowed in the
primary use structure. If a portion of the primary use
structure is used for office space, only one dwelling
unit will be permitted.

Item 12 - Conditions Proposed:

2. Primary use activities will be permitted in the house only. There will be no
expansion ofthe primary use activity to the existing garage or any other structures.
3. There will be no substantial change to the outside facade of the primary structure
with regard to the roof lines, roofing angles, exterior siding, window openings, and
doorways.
4. No moa than two dwelling units will be allowed in the primary use structure. If
portion of the primary use structure is used for office space, only one dwelling mit
will be pemdteed.
5. No reduction in size of the existing lot area will be pemritted through leaae, sale or
division.
E. No reduction in size of the existing lot area will be
permitted through lease, sale or division.
2. Execution by those parties with an interest in the
affected property of an agreement providing for the
implementation and enforcement of all the terms and conditions
set forth above and the recording of said executed agreement in
the Penobscot County Registry of Deeds by the property owner, a
copy of said agreement being on file in the office of the City
Clerk and incorporated herein by reference. In the event that
said agreement is not so executed within ninety (90) days from
the date of passage hereof, this Ordinance shall become null and
void.
