Item/Subject: Authorizing Execution of Municipal Quitclaim Deed
-- Real Estate Located at 342 Union Street

Last month outstanding sewer charges against property located at
342 Union Street were paid. The lien was recorded in March 1996.
Because the lien has matured, a'municipal quitclaim deed is
necessary to release the City's interest. The bank has requested
that the deed be directed to Mr. O'Neill. The real estate tax
account is current.
The Finance Committee recommended approval at its meeting held on
November 17th.

THAT Ronald I. Heller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 342 Union Street in said Bangor by virtue of a
matured municipal sewer charge lien recorded in Book 6065, Page
255, Penobscot Registry Of Deeds. Said deed shall be directed to
Thomas L. O'Neill.

The CITY OF BANGOR, a municipal corporation located i
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, releases to THOMAS E. O'NEILL, of Bangor, Penobscot County,
Maine, as Grantee, property situate in said Bangor, Penobscot
County, Maine, a certain lot or Parcel of land, together with the
buildings thereon, situated in Bangor, bounded and described as
follows:
Being on the southwest side of Union Street, and
being lot number twenty-two (22) on said street,
as laid dawn on Bradley's Plan of the Davenport
lands extended by William Coombs, said lot being
one hundred (100) feet in width on said street
and extending back one hundred forty-one and
seven twelfths (141 7/12) feet to land now or
formerly of A. W. Paine. Being designated
further in city records as account number 23987,
Assessor's Map 33, Lot 10.
EXCEPTING AND RESERVING, however, a strip of
land thirty-five (35) feet wide off the easterly
side of said lot and adjoining the lot of Edwrad
R. Adams, now or formerly, which was conveyed t0
said Adams by Lester R. Wiley and Chasten B.
Dexter, by deed dated October 24, 1908, recorded
in the Penobscot County Registry of Deeds in
Book 791, Page 490.
Being the same premises described in a Quit -
Claim Deed With Covenant from Robyn L. O'Neill
to the Grantee herein, dated April 19, 1996, and
recorded in Book 6100, Page 263, Penobscot
Registry of Deeds.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantee any
interest the Grantor may have in the above-described property by
virtue of an unpaid sewer charge lien recorded in Book 6065, Page
255, Penobscot Registry of Deeds. All public easements or other
public interests in the described premises for roads, sewers, or
other purposes are expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized, this
day of November, 1997.
