Responsible Department: Community & Economic Development Commentary: Lead Mm. Properties, Inc. has made an offer to purchase Lot 6 in the BanAir Industrial Park for $55,150. Lead Mtn. Properbes, Inc, intends to construct a 10,960 sq. ft. pre-engineered, metal building. An occupant for the building has not been Identified, although Lead Mtn. Properties, Inc, is having discussion with several possible tenants. Lot 6 is 3.04 acres with 330 ft, of frontage on BanAir Road. We estimate that 49% of the tit is designated as wetlands leaving about 1.55 acres as developable land. Our development guidelines suggest a minimum initial development of 16% of total developable lot area, or a 10,820 sft. building be constaIded. The proposed building, 10,960 sq, ft., is 101% of the minimum initial development target. Neither the City of Bangor nor Lead Mtn. Properties, Inc. is represented by a real estate agent In Nls transaction. Staff recommends Nat the parcel of land be sold to Lead Mtn. ORDER, Authorizing the Sale of Lot 6 in the Bal Industrial Park to Lead Mtn. Properties, Inc. WHEREAS, the City of Bangor owns land in the BmAir Industrial Park, Hammond Street, Bangor, Maine; and WHEREAS, Lead An. Properties, Inc. has offered to purchase Lot 6 in the BanAr Industrial Park be construct a commercial building; NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CITY OF BANGOR THAT The City Manager is hereby authorized, on behalf of the City of Bangor, to ewcute a Contract For Sale of Real Estate and any other related documents with Lead Mtn. Properties, Inc. for Lot 6 in the BanAr Industrial Pari In a fort approved by the City Solicitor or Asslstart City Solicitor and containing Me following terms and conditions: a. The selling price will be $55,150. b. The Buyer shall have renewed and be satisfied with all zoning, land use and environmental laws, codes, ordinances and regulations affecting the property. c. The Buyer shall obtain all zoning, subdivision and environmental Permits and approvals and any other applicable permit or approval as may be necessary for the Buye/s proposed use and development of the property prior to the Closing. d. Site work and building improvements shall commence within one (1) year from the data of closing. e. Site work and building improvements shall be completed within two (2) years from the date of dosing. f. The building shall have a gross floor area of not less than 10,960 sq. R. g. The area within the front setback must be landscaped and planted with a minimum of trees and shrubs as follows: plant units per 100 R.: ane (1) shrub, one (1) evergreen tree, and one (1) deciduous tree. h. The Buyer agrees to limit any application for a Wetlands Alteration Permit for Lot 6 W less than 350 sq. ft for one year from the date of closing.
