Commentary:
This agreement has similar terms as the lease formerly held by Beech
Aerospace Services Inc. approved by the Airport Committee in September 1996.
The Ages Government Group recently received the contract previously held by
Beech Aerospace Services Inc. for storage and maintenance of a federal
government plane and has requested the lease agreement with the City be i
effect by March 1, 1997. Due to time limitations, and to accommodate The
Ages Government Group's request, this Order is being placed on the City
Council agenda without review by the Airport Committee so that it can be
approved and executed by March 1. (See attached Memorandum)

Subject: Lease Agreement with The Ages Government Group L.P.
Issue
The Ages Government Group wishes to lease office and hangar space in Building
9457, Godfrey Blvd. in order to provide aircraft maintenance services for a contract with
Me U.S. government.
The Ages Government Group has accepted the following lease rates and conditions:

a. Two offices on the lower level and 3,400 sq. R. of space in the hangar in
Building #457, Godfrey Blvd. together with the rights of ingress and egress
b. The right to use common areas such as access ways and toilet facilities.
c. Parking spaces as assigned by the Airport.
Term: Seven (7) months years from March 1, 1997 to September 30, 1997.
Term Extension:
The lease can be extended for four consecutive one year terms, commencing
October 1, 1997, October 1, 1998, October 1, 1999 and October 1, 2000
respectively with the approval of Me City.

Use: For storing and maintaining C-12 aircraft and other aircraft assigned on an
emergency basis only and for no other purposes whatsoever without the prior
written consent of the City.
Utilities: The City will assume the cost of all utilities as listed: electricity, gas,
fuel oil, water and sewer user fees.
Taxes: Any taxes imposed upon the demigod premises are the responsibility of
the City. Any taxes imposed upon The Ages Government Group's personal
property are their responsibility.
Maintenance: The City of Bangor will be responsible for maintaining and
repaidng the building's major structural components: roof, structural walls,
foundation, operating systems, including healing, plumbing, and electrical
systems, heating and plumbing fixtures, exterior paint surfaces, parking
areas, landscaping, rubbish removal and snowplowing.
Lessee will be responsible for interior surfaces, electrical fixtures, doors,
windows, and passageways in the demised premises. Lessee will also be
responsible for cleaning of the demised premises.
Insurance: Lessee will provide comprehensive public liability insurance to limits
of $1,000,000 per each occurrence and property damage liability insurance to
limits of $300,000 per each occurrence.
