Maine Aero Services, Inc. currently leases the northerly section of Hangar #115. They are interested in leasing additional hangar space in Hanger #115 to conduct aircraft maintenance services for larger aircraft such as the Wiggins Airways Cessna Caravans. Maine Aero Services desires to lease the southern portion of this facility, comprised of approximately 6,696 square feet. This will be used exclusively for aircraft maintenance services and storage. The additional lease rate is $650.00 per month, which does not include utilities. This has been reviewed by the Airport Committee and is recommended for approval. Order, Authorizing Execution of an Amendment to a Lease Between the City of Bangor and Maine Aero Services, Inc. - Hangar #11.5 Bangor International Airport WHEREAS, the City of Bangor, Maine is the owner of an airport located in Bangor, County of Penobscot, State of Maine, commonly known as Bangor International Airport; and WHEREAS, in 2010 Maine Aero Services, Inc, entered into a lease for a portion of Hangar #115 facilities at said airport for the operation of general aviation aircraft maintenance services; and WHEREAS, Maine Aero Services, Inc. desires to lease additional hangar space, identified as the southern section of Hangar #115, comprised of approximately 6,696 square feet of working space, and WHEREAS, Maine Aero Service, Inc. will pay the City of Bangor additional rent in the amount of $650 per month for the additional space to be leased; and WHEREAS, this additional leased space will be used exclusively for aircraft maintenance and storage. NOW, THEREFORE, BE IT ORDERED BY THE CITY COUNCIL OF THE CITY OF BANGOR, THAT the City Manager, on behalf of the City of Bangor, is hereby authorized to execute an Amendment to the existing lease by and between the City of Bangor and Maine Aero Services, Inc. to provide for additional hangar space in Hanger #115 at Bangor International Airport of approximately 6,696 square feet and for an increase in lease payments of $650 per month. Hangar 115 Bangor International Airport Assigned to Coundio &3Q - @ 12 026 DRAINAGE EASEMENT RCC Holdings, Inc., a corporation having an office located at Bangor, Penobscot County, State of Maine, for consideration paid by the City of Bangor, a municipal corporation, located in Penobscot County, State of Maine, the receipt of which is hereby acknowledged, grants to said City of Bangor, its successors and assigns forever, a drainage easement subject to the restrictions contained herein, said easement consisting of the right and privilege to discharge and convey surface and subsurface drainage over, and across a portion of a parcel of land described in a deed from City of Bangor to MRCC, Inc. of even date to be recorded herewith. and which easement is described as follows: A certain parcel of land situated off the southwesterly side of Union Street and off the southeasterly side of Telcom Drive in the City of Bangor, County of Penobscot and State of Maine, bounded and described as follows: Beginning at a the southeast corner of the land of the grantor, which is the southeast corner of Lot 12B on "Amended Subdivision Plan B.I.A. Commercial Industrial Park Record Owner: City of Bangor Nov. 4, 1997 City of Bangor Engineering Department" recorded as plan 1998-33 at the Penobscot County Registry of Deeds; Thence, N 03° 33' 33" W by other land of the City of Bangor 58.00 feet; Thence, N 861 12' 15" W by the northerly side of the drainage easement shown on said plan 105.10 feet; Thence, S 79° 32' 27" W a distance of 235.86 feet to the northerly side of said easement; Thence, S 73° 49' 08" W by the northerly side of said easement 193.10 feet to the westerly side of Lot 1213; Thence, S 15° 28' 52" W by Lot 11A on said plan 60.98 feet to the southernmost corner of Lot 1213; Thence, N 80° 31' 03" E by other land of the City of Bangor 549.65 feet to the point of beginning. The purpose and intent of this easement is to replace a Drainage Easement from MRCC, Inc. to City of Bangor more fully described in Penobscot County Registry of Deeds in Book 6934 Page 55. The easement herein granted shall include the right to enter upon the above- described easement area and onto adjacent land of the Grantor at all reasonable times with personnel, vehicles and equipment for the purpose of maintaining and using the easement area. The Grantor agrees, for itself and for its successors and assigns, that it shall not plant or construct trees, shrubs, buildings or other structures within the easement area described above, but Grantor shall otherwise have full use and enjoyment of its property. The Grantor further grants the right to trim, clear, cut or remove any trees, brush or other vegetation planted or naturally growing, and to remove without payment of damages or compensation, any building or structure now or hereinafter located on said premises. Provided that the Grantee, following each entry under this easement, shall take all reasonable action necessary to restore any paved or natural surfaces disturbed by Grantee's entry, by repaving, loaming and reseeding.
