DEFINITION -"
This is technical, administrative and research work in the acquisition
and disposition of project land,
An employee in this class is responsible for obtaining and reviewing
appraisals, conducting negotiations with property Owners, and organizing and
supervising closings. In addition, the Real Eats Officer shall prepare
disposition documents, supervise negotiations and, if need be, closings with
prospective purchasers of project land.
E%ANPLES OF WOW PERFORMED (Any one position may not include all of the
duties listed, nor do the listed exanqqjley include all tasks which may be
found in positions of this class.)
Maintains an accurate up-to-date record of all property owners in the
project area.
Works closely with owners
of project property to be acquired towards a
negotiated settlement of the property.
Obtains and reviews appraisals of property to be acquired, assuring the
Authority that the appraisals have been conducted accurately.
Analyzes the appraisals to determine arommended price on each property,
Presents the final approved acquisition price to property Owners, actively
negotiates to arrive at a mutual agreement and supervises the closings.
Prepares disposition documents to be submitted to the Regional Office on
each dispositt on parcel.
Actively solicits and negotiates with prospective redevelopers of project
land, coordinating activities with the City departments, especially Economic
Development.
Prepares and submits numerous reports to local, regional, and federal
agencies on the progress of disposition activities, a ways striving to enhance
the public image relative to our disposition program.
Works closely with the legal counsel as to various title problems, etc.,
which might be encountered.
REQUIRED RNOWLEM.ES, SKILLS AND ABILITIES
Considerable knowledge of real estate techniques and procedures.
Considerable knowledge of principles, practices and procedures of modern
office administration.
Ability to plan and supervise the work of others in a manner conducive
to full performance and high morale.
Ability to plan and organize a c onslderable volume and variety of
detailed technical and clerical work on long and shoe -term bases.
Ability to speak and write effectively and to appear before the public
to present and discuss programs in connection with the work.
Ability to prepare and submit clear and concise reports.
Ability to establish and maintain effective public relations In support
of the Urban Renewal Program.
DESIRABLE EXPERIENCE AND TRAINING
Considerable experience in real estate techniques and procedures;
experience In dealing fairly and courteously with the public; experience in
some form of supervisory capacity.
