Ratifying Execution of Municipal Quitclaim Deed - Real Estate Located at 269 West Broadway
Tax liens had matured on the property formerly owned by Alex Barath and located at 269 West
Broadway. Alex Barath has passed away and Daniel Barath is the personal representative of Alex
Barath's estate. The outstanding charges due the City were paid, the Code enforcement office had
no issues with the property, and no loans on the property were owed to the City. Because the liens
had matured and because Mr. Alex Barath has passed away, a municipal quitclaim deed to Daniel
Barath, as personal representative of Alex Barath's estate, was required to release the City’s interest
in the property.
The City's certificates of tax lien were the only item delaying a sale of the property, preventing the
long vacant property from being put to good use. City staff prepared and executed a municipal
quitclaim deed releasing the City's interest in the property.
This resolve would ratify the actions of the City Staff.

Ratifying Execution of Municipal Quitclaim Deed - Real Estate Located at 269 West Broadway
WHEREAS, tax liens have matured on the real estate located at 269 West Broadway,
WHEREAS, the owner of the property at the time that the liens were filed was Alex Barath,
WHEREAS, Alex Barath has, since the time that the liens were filed, passed away,
WHEREAS, the Estate of Mr. Alex Barath, through its personal representative, Mr. Daniel Barath, paid all
outstanding taxes and fees assessed against the 269 West Broadway property,
WHEREAS, the City's Code Enforcement Office had no concerns or issues with the property,
WHEREAS, there were no outstanding loans owed to the City and secured by the property,
WHEREAS, the City of Bangor's certificates of tax lien were the only items delaying a sale of the then vacant
real estate, and
WHEREAS, City Staff prepared and executed a municipal quitclaim deed to release the City's interest in the
property so that the sale of the property could go forward,
Be it Resolved by the City Council of the City of Bangor that,
The action of the City Finance Director in the execution of a Municipal Quitclaim Deed to Daniel Barath,
Personal Representative of the Estate of Alex Barath, for 269 West Broadway releasing any interest the City
may have by virtue of undischarged tax liens recorded in the Penobscot County Registry of Deeds in Book
14545, Page 255; Book 13908, Page 65; Book 13562, Page 180; Book 13223, Page 198; and Book 9410, Page
258 is hereby ratified and affirmed.
