The Neighborhood Cormercial Zone is established primarily to accommodate the daily or frequent shopping needs of the neighborhood consumer. In this zone, which is located in close proximity to .existing residential areas, land uses are limited to small service bus- inesses and retail stores intended primarily to serve the neigh- borhood and those establishments which by their nature do not require access to prime commercial locations on high traffic arterials with direct access to the regional highway system. The objective of development standards for this zone is to pro- tect adjacent residential uses. Sec. 2 Basic Requirements. Buildings or land used or occupied, and buildings and/or structures erected, con- structed, reconstructed, moved or structurally altered, whether permitted uses, accessory use, or special exceptions, shall comply with the requirements of Article 21 of this Ordinance and the following dimensional requirements: - (1) Building height limit: 2 stories or 30 feet (2) Minimum lot area: 8,000 sq. ft. (3) Maximum coverage: 30% (4) Minimum lot width: 60 feet (5) Minimum setback: 20 feet (6) Minimum aide yard width: 8 feet (7) Minimum rear yard depth: 24 feet Sec. 3 Uses. In a Neighborhood Commercial Zane, no business may be conducted in a structure with more than 2000 square feet in gross floor area, and no goods or materials may be displayed or stored outdoors, except goods or materialso£ a seasonal nature displayed for retail sale, and such outside storage dis- play area may not exceed 1% of the groes floor area of the building. For the purpose of this section gross floor area shall not include unused basement areas s in pre-existing primary use structures. Pre-existing primaryuse structure shall mean any primary use building in existence prior to the effective date of this Zoning Ordinance (October 4, 19]4) andlocatedwithin a Neighborhood Commercial Zone on said date. No business, whether a permitted use or a special exception use, shall be open to the . . public between the hours of 1:00 A.M. and 6:00 A.M. The following uses shall be allowed in a Neighborhood Commercial Zone, but only upon the granting of a special exception permit by the Planning Board pursuant to Article 22 of this Ordinance. (a) A residential use located on premises containing either a commercial or mixed residential/commercial use, limited to a maximum of one dwelling unit. (b) Home occupation or profession (subject to the requirements of Article 21, Sec. 2 (1)). (c) For Historic Landmarks and all buildings within Historic Districts as designated under the provisions of Chapter VII, Article 4, Section 5 which shall be exempt from the 2000 square foot floor area limit applying elsewhere in this Article: 1. Any business or professional office 2. Schools conducted as gainful business 3. Community Service Organizations.
