Please be advised that the Planning Board at its regularly
scheduled meeting of June 20„ 1988, held a public hearing on the
above zone change request.
After carefulconsideration of the area and its proposed use

in the Comprehensive Plan, the Planning Board voted unanimously
to recommend to the City Council that the zone change request be
approved. -

the City of Bangor dated September 23, 1974, as amended be hereby
further amended as follows:
By changing a parcel of land located at 574 Odlin Road (Tax Map No.
R-18, Parcel No. 13) from Industrial 2 Zone to Commercial Zone.
Said parcel containing approximately .37 acres and being more parti-
cularly indicated on the map attached hereto and made a part hereof.

ZONING ORDINANCE AMENDMENT (ZONE CHANGE) PROCEDURES
{
A. The
Bangor Zoning Ordinance Requites: '
1.
Applications for a zoning amendment must be filed in the
Planning Division Office at .City Hall (with necessary
advertising and processing fees).
2.
A Council Order containing the proposed zoning amendment
must be drawn up by the Planning Office and placed on the
Council Agenda.

A'public hearing must be scheduled to be held by the
Planning Board on the proposed amendment (The City Council
n take no action until after the Planning Board hearing
and report).
4.
A notice of the public hearing must be placed in a news-
paper at least 10 days prior to the hearing and a notice

5.
At least three (Out of five) Planning Board Members' votes
are necessary for Planning Board recommendation of the
zoning amendment.

A zone change request must be received by the Planning
Office at least two weeks prior to the time of the Planning
Board meeting at which the hearing will be held (because of
the time required for placement of a legal advertisement in
the newspaper and initiation of the request on, the City

The Planning Board meets twice a month on the first and
third Monday's
at 0:30 -p.m, and the City Council meets
twice a month
on the second and fourth Monday's at 7:30
p.m. (Except on holidays.) ,

You will receive notice of the public hearing held by the
Planning Board. After the Planning Board has voted on its
recommendation to the City Council concerning your appli-
cation, the City Council will consider cyour application at
its next regular meeting. You will notreceive formal
notice of the City Council meeting. If you have any

Item No. 3: Site Plan Review - 35V Dowd Road - Coca-Cola Bottling Co.
a. Applicant requests site plan approval to construct a 41,250 sq. ft.
building for wholesale distribution located in the Dowd Industrial
Park in an Industrial 2 Zone.
b. The proposed wholesale distribution use is a permitted use in the I-2
Zone. The plan submitted meets the requirements for setbacks, and lot
coverage. The site plan provides parking for 53 cars where 40 are
required.
C. The site plan submitted meets the requirements for plan submittal.
Staff would recommend site plan approval.
Item No. 4: Site Plan Review - 143 Fifth Street - Bangor School Department
a. Applicant requests site plan approval to construct a two-story addition
to the existing Fifth Street School located in a Civic and Institutional
Zone.
b. The proposed building addition is for classrooms, gymnasium, and cafe-
teria space. The proposed public school use is a permitted use in the
C & I Zone. The proposed addition meets the basic requirements of the
C S I Zone for setbacks and, lot coverage.
C. The Code Enforcement Office has determined the existing site develop-
ment to be grandfathered for 65 parking spaces. The parking demand
for the new addition will be met by the provision of additional
parking on site.
d. The site plan submitted meets the requirements for site plan approval.
Staff would recommend site plan approval.

3 Zone for a parcel of land located at 574 Odlin Road.

This area of Odlin Road is zoned commercial with the exception of this
lot and the land directly across the street which are zoned industrial.
The land uses in the area include commercial, residential, office and
vacant land.
C. The City's land use
e policy for Odlin Road is for commercial development
from I-395 to theentrance of Ammo Industrial Park then industrial
development from there to the Hermon Town line. The parcel on which
the applicant is requesting commercial zoning is slightly beyond the
proposed commercial land use area, however, the next two adjacent
parcels are zoned C-3 and C-2 respectively. Staff would recommend that
the Planning Board recommend approval of the proposed request.
