Said parcel containing approximately _1.07 acres and being more particularly indicated on the map attached hereto and made a part hereof. PROVIDED HOWEVER, THAT, in addition to the mandatory conditions imposed by Chapter VIII, Article 21, Section 11.3, Ordinances of the City of Bangor, said change of zone is geanted,subject to the following con- ditions: 1. The use and/or pp ration of the subject premises shall be subject to thefollowing limitations and/or restrictions: a. The use and Occupancy of any building on the premises shall be. limited to the following: 1) Business or professional office. 2) Schools conducted as a gainful business, such as trade, business, dance and music schools. 3) Community Service'Organizations. 4) Enclosed recreation centers conducted as a gainful business. 5) Wholesale business -conducted entirely within a building have a gross floor area no greater than 4,000 square feet, with no goods and materials displayed or stored outdoors. The use and occupancy of any building on the premises shall be limited to the following: 1) Business or professional office. 2) Wholesale business conducted entirely within a building having a gross floor area no greater than 4,800 square feet, with no goods and materials displayed or stored outdoors. 3) Service business and retail sales which are -incidental and subordinate to a service business. For the Purposes of this provision, a service business shall be limited to contractual services, including but not limited to plumbing, heating, electrical, mechanical', and general contractors. 4) Light industry, including manufacturing compounding, and assembling or treatment of goods and products, provided that the operation is conducted entirely within a building having a gross floor area no .greater than 10,000 square feet, with no goods o materials stored outdoors. .5) Warehouses. 6) Public utility and .public service uses. 2. After careful consideration of the area, the Planning Board found the proposed contract zone change conditions (as amended) to be consistent with the existing and permitted uses within the original Industrial 2 Zone.
