MEETING MINUTES

Chair Boothbycalled the meeting to order at 7:00p.m.
CONSENT AGENDA
1.250 Haskell Road –Hilton Garden Inn –Land Development Permit for Site
Development Plan Revision –Applicant proposes to revise parking area along Haskell
Road, and redesign under-drain soil filter #1 on property located at 250 Haskell Road in a
General Commercial & Service (GC&S) District. Applicant, BEV, Inc.
Member Guerette moved to approve the Consent Agenda.Member Durgin seconded. The
motion was unanimously approved.
NEW BUSINESS
2.Final Subdivision Plan Approval –1 Lot Addition to the Moyse Ventures
Subdivision –Wellesley Way, Brighton Avenue and Davis Road. Applicant proposes
to amend previously approved subdivision in 2013, adding one lot from the remaining land,
abutting to the west, owned by Moyse Properties, LLC. Moyse Ventures, Inc., applicant.
Dave Moyse of Moyse Ventures presentedthe application to the Board. Of the initial
subdivision, there are currently 38.7 acres of vacant land remaining. All lots in the original
subdivision have sold. Sale is pending on 18.4 acres of the aforementioned remaining land
and needs to be approved as a lot to facilitate sale.
Member Brush asked Mr. Moyse if he had the approximate street frontagefor this to be an
approved lot. Mr. Moyse stated that he did; being access from BrightonAve, Wellesley
Way,and Davis Road.
Chair Boothby asked for the staff report. Planning Officer Gould advisedthat the property in
question is the remaining land of the Woods of Maine subdivision, which Mr. Moyse
subsequently subdivided further. This parcel is about half of the remaining land after the
subdivisions. The parcel liesin multiple zoning districts, LDR and RR&A. Some of this
acreage is wetlands.
There was no further discussion.
MemberHuhnmoved to approve the Final Subdivision Plan Approval, seconded by Member
Durgin. The motion was passed unanimously.
ADDITIONAL BUSINESS
3.Planning Board Approval of Minutes–Minutes from the January 16, 2018meeting
were unanimously approved.
