THAT the zoning boundary lines as established by the Zoning Map of tM qty
of Bangor dated. October 28, 1991, as amended, be hereby further amended as
follows:
By changing a parcel of land located at 1039 Union Street (Tax Map No. R-24,
Parcel No. IID) from contractGeneral Commercial and Service District to Contract
Downtown Development District. Said parcel containing approximately .96 acres
and being more Particularly indicated on the map attached hereto and made aDart
hereof.
PROVIDED HOWEVER THAT, in addition to the mandatory conditions Imposed by
Chapter VIII, Article 2, Section. 6.6, of the Ordinances of. the City of Bangor,
said change of zone Is granted subject to the following conditions:
1. The use and/or operation of the subject premises shall be subject to
the following limitations and/or restrictions: -
A. The subject property shall. be limited to the operation of a bus
terminal and those uses designated as permitted u n the
Shopping and PersonalService District, and subjectto the Planning
Board Approval under the provisions of Article Il, Section 8 of the
City's Land Development Code, those uses designated as conditional
uses in the .Shopping and Personal Services District as amended or replaced
further ordinances. O

feet onthe.northwest property line and
40 feet along the southeast
property.. line toward the street to allow
for a better turning radius
for buses. In these areas the existing

be maintained.

Article 11 without a parking

CONTRACT CONDITIONS FOR 1039 UNION STREET
1. The subject property shall be limited to the operation of a
bus terminal and those uses designated as permitted uses in
the Shopping and Personal Service District, and subject to
Planning Board Approval under the provisions of article II,
Section E of the City's Land Development Code, those uses
designated as conditional uses in the Shopping and Personal
Services District.
2. The applicant shall have the site brought up to conform with
the following S S PS development standards before occupancy:
a. Maximum building height 40 ft.
b. Minimum front yard 40 ft.
C. Minimum side yard 10 ft.
d. Minimum rear yard 25 ft.

3. There will be no more than two buses transferring passengers
or freight on the property at any one time. Any parked buses
