TEAT the City Manager is hereby authorised and
directed, on behalf of the City of Bangor, to execute an
amendment to a lease, a copy of which is on file in the office of
the City Clerk, with PENTON HILL AFRICAN LIMITED for 1300 sq.
ft. of warehouse apace in Building #93, 104 Maine Avenue, in the
Bangor International Airport complex.

Subject: Execution of a Lease Amendment with Fenton Hill
American Limited
FENTON HILL AMERICAN LIMITED has been leasing 1,300 sq. £t.
of warehouse space in Building 792 at Bangor International
Airport since April 1991. The warehouse stores bonded products
sold in the -Duty Free" and "America to Go" gift shops operated
by the company in the Domestic Terminal.
FENTON HILL AMERICAN LIMITED mould like to extend the lease
of the warehouse, which terminated on Nay 31, and they have
accepted the following lease rate and Conditions:
Premises: 1300 sq. ft. of apace at thesouthern end of Building
792 at 104 Maine Avenue and the Immediately surrounding
land an the southern aide of the building.
Term: Three and one-half years from June 1, 1993, to December
31, 1996. This corresponds with the terms of the
leases for the "America To Go- and "Duty Free" shops in
the Domestic Terminal.
Term Extension: FENTON. HILL AMERICAN LIMITED has an option to
extend the lease for three years from January
11 1997, to December 31, 1999, at a rate to
be negotiated.
Termination: The City of Bangor. can terminate the lease without
cause with sixty (60) days notice. If the lease
is terminated, the City must identify alternative
warehouse apace.
Rate: June 1, 1993 - May 31, 1995 $450.00 per month
June 1, 1995 - Dec. 31, 1996 $463.50 per month
(Current rate is $439.B3 per month)
use: Warehouse for storage of alcoholic products, perfumes and
other items offered at the Lessee's retail locations in the
Bangor International Airport Terminal.

Utilities: Lessor will provide electricity for lighting
Purposes only, up to one-half (1/2( hour per day,
on average. There is no heat or other utilities
in the demised premises. Any change in the amount
of the Lessee's use of the premises will require a
corresponding change in the lease rate.
Maintenances The Lessor will be responsible for maintaining and
repairing the building's major structural
components: roof, structural walla, foundation,
operating systems, including heating, plumbing,
and electrical systems except fixtures, exterior
paint surfaces, parking areas, and landscaping.
Lessee will be responsible for all fixtures,
including electrical, doors, windows, floor and
floor coverings,ceilings, walls, and interior
paint surfaces in the demised premises. Leasee
will also be responsible for cleaning of the
demised premises, snowplowing and rubbish removal.
Insurance: Provide comprehensive public and property damage
liability insurance to limits of $1,000,000 per
each occurrence.
Recommendation
The Eanh.ir Corporation has reviewed this amendment and
recommends approval under the terms and conditions outlined
above. PERTOE HILL AMERICAN LIMITED has accepted the outlined
terms and conditions.
