P. Andrew Hamilton, Esq. representing the applicant spoke in
favor of the proposed subdivision olan.
The Planning Board voted 5 in favor and none opposed to
approve the proposed developmental subdivision.

THAT the final subdivision plan for a developmental subdivision
for a b4 -unit housing complex at 321 Stillwater Avenue - Park East
Subdivision, having been reviewed by the Planning Board and found to
be in general conformance with local subdivision laws and State of
Maine Statutesy Title 30, Section 4956, be approved. No public improve-
ments are proposed, therefore, no bond required.

a, Applicant requests final Subdivision plan approval t0 cn -
struct 4 buildings a total of 44 units at 321 Stillwater
Avenue in a contract AS Zone.
It. Applicant is requesting developmental subdivision approval
far 44 additional units to the existing Park East apartment
omplex, Por a total of 64 units. This project received site
Plan approval and preliminary Subdivision approval at the
November 6, 1969 meeting. A contract zone limits the densi-
ty to 20 units per a e building may have up to 44
nits and no other building more than eight. The contract
also required the multi -unit housing project be screened
from the adjacent single family homes.
C. The plan indicates the addition of Coe 24 unit builtling: two
eight unit buildings and ane four unit building. The exist-
ing and proposed buildings a setback from the private
roadway the required 15 feet. The parking i setback ten
feet and screened from the private street. As required by
the contract the project Is screeped from the abutting sin-
gle family homes by trees of five feet in height.
d. In order for the proposed project to meet the density re-
quirements of the contract additional land will be trans-
ferred from the adjacent F-5 property. The proposed redistri-
bution will not adversely impact the density of the other
Parcel. The 'plan indicates 9S parking spaces where 96 are
required. The 24 unit building has the. required loadingzone
for buildings with 10 units or more. _
