Please be advised that the Planning Board at its meeting on November 21,2017,
held a Public Hearing on the above zone change request.
ViceChairman Charles Boothby asked the applicant or their representative to
make a briefpresentation of the request. Mr.Andrew Hamilton, Esq. of Eaton Peabody
indicatedthat he was representing Bangor Broadway, LLC. Attorney Hamilton
introduced Michael Coffman head of Bangor Broadway,LLC.
Mr. Hamilton reviewedthe details of the Comprehensive Plan and the rezoning
application’s consistency with the Plan. He noted much of Broadway is developed
commercially. He also noted many of the same uses in DDD are in S&PS.
There were no opponents to the rezoning request.
Planning Officer Gould indicated that the request was to rezoneapproximately
one acrefrom Shopping and Personal Service District (S&PS) toDowntown
Development District (DDD)with contract conditions. Mr. Gould reviewedthe City’s land
use policy in the area reflecting Commercial Development. The ZoningPolicyis
Shoppingand Personal Service Zoning. What the applicant has proposed is a contract
Downtown Development District to enable them to move the building closer to the right
of way and then add back the development standardsof the S&PS District through
contract conditions.

Alden Street would be right in, right out, Broadway will have a full access driveway. City
