Commentary:
Alfred Gomm, owner of the property at 46 Charles Street, has a
workout agreement with the City for outstanding sewer user fees and
real estate taxes. He also has a 1983 mortgage with the City.
Some of the sewer liens and tax liens have matured.
The property is being sold with a closing scheduled for April 17,
1998. At that time, the outstanding sewer charges, real estate
taxes, and mortgage in the approximate amount of $11,000 will be
paid. There are no existing code violations.
The Finance Committee recommended approval at its meeting held on
April 6th. /y]

TMAT Ronald I. Heller, Finance Director, is hereby
authorized, on behalf of the City of Bangor, to execute a Municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 46 Charles Street in said Bangor by virtue Of
matured municipal sewer charge liens and undischarged real estate
tax liens recorded in the Penobscot Registry of Deeds. Said deed
shall be directed to Alfred S. Gomm and Jennie A. Gomm.

The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County, Maine, as Grantor, for consideration
paid, release$ to ALFRED S. GOtMI and JENNIE A. DOM, both of
Milford, Penobscot County, Maine, as Grantees, a Certain lot or
parcel of land with the buildings thereon, situate in the City Of
Bangor, Penobscot County, Maine, more particularly described as
follows, viz:
A certain lot or parcel of land with the
buildings thereon, situate in the City of
Bangor, in the northeasterly corner of lot
numbered one hundred eight (108) on Charles
Street, according to the plan of Joseph Treat
recorded in Plan Book One, Page Sixty-one in the
Penobscot Registry of Deeds, said parcel hereby
conveyed being thirty-three (33) feet fronting
on said Charles Street and extending back the
same width about one hundred and five (105) feet
and being all of the northeasterly half of said
lot except that part sold to Jonathan Cochran
and excepting and reserving the right of passage
way over a strip seven (7) feet wide on said
Charles Street and extending back sixty-two (62)
feet on the southwest side of the lot herein
conveyed, and granting hereby the right of
passage way over another strip seven (7) feet
wide extending back sixty-two (fit) feet on the
northeast side of the other half of said lot as
described in deed of Mayo to Mayo, recorded in
Vol. 144, Page 151, of said Penobscot Registry
of Deeds. Designated further in City records as
Assessor's Map 32, Lot 74, real estate account
number 49131.
Being the same premises as described in a
Warranty Deed from Alfred S. GOmm to Alfred S.
Gomm and Jennie A. Gomm, dated February 6, 1995,
and recorded in Book 5805, Page 263, Penobscot
Registry Of Deeds.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed is to release to the Grantees any
interest the Grantor may have in the above described property by
virtue of real estate tax and sewer liens assessed against Alfred
S. Gomm and Jennie A. Gomm and recorded in Book, Page 6139, Page
295; Book 6222, Page 75; Book 6308, Page 171; Book 6406, Page 283;
Book 6425, Page 257; and Book 6592, Page 337, Penobscot Registry Of
Deeds. All public easements or other public interests in the
described premises for roads, sewers, or other purposes are
expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorized, this
day of April, 1998.
