Item/Subject: Authorizing Execution of Municipal Quitclaim Deed
-- Real Estate Located at 46 Shepherd Drive

A matured real estate tax lien for tax year 1996 and 1997 tax lien
were paid by Peoples Heritage Bank. However, City records indicate
that Peoples was not notified of the 1996 lien as required under
Maine law. The City has accepted payment and now must issue a
deed.
This Order would authorize release of the City's interest in the
property back to the taxpayers. There are no existing code
violations.
The Finance Committee recommended approval at its December 21, 1998
meeting.

THAT Ronald I. Heller, Finance Director, 1s hereby
authorized, on behalf of the City of Bangor, to execute a municipal
Quitclaim Deed releasing any interest the City may have in the real
estate located at 46 Shepherd Drive in said Bangor by virtue of a
matured real estate tax lien for year 1996 and recorded in Book
6190, Page 201, Penobscot Registry of Deeds. Said deed shall be
directed to Richard A. and Sharon E. Paul, a copy of said deed
being attached hereto.

The CITY OF BANGOR, a municipal corporation located in
Bangor, Penobscot County. Maine. as Grantor, for consideration
paid, releases to RICHARD A. 6 SHARON E. PAUL, both of Bangor,
Penobscot County, Maine, as Grantees, the property located in
Bangor, Penobscot County, Maine, more particularly bounded and
described as follows:
Real estate located at 46 Shepherd Drive in said
Bangor, and described in a deed recorded i
Volume 6140, Page 201, Penobscot Registry of
Deeds. This property is further designated as
real estate account number 51205.
Any and all other rights, easements, privileges
and appurtenances belonging to the granted
estate are hereby conveyed.
The purpose of this deed 1s to release to the Grantees any
interest the Grantor may have in the above-described property by
virtue of an undischarged real estate tax lien assessed for tax
year 1996 against Richard A. 6 Sharon E. Paul and recorded in Book
6140, Page 201, Penobscot Registry of Deeds.
All public easements or other public interests in the
described premises for roads, sewers, or other purposes are
expressly reserved.
The said CITY OF BANGOR has caused this instrument to be
sealed with its corporate seal, and signed in its corporate name by
RONALD I. HELLER, Finance Director, thereunto duly authorised. this
day of February, 1999.
