Mr. Began proposes to lease Lots 7 & 8 in the IIIA Commercial / Industrial Pak to construct the 20,000+/- aq. ft. office building required. Lots 7 & 8 are on Maine Avenue north of Griffin Road behind the Beacon Cadillac / Oldsmobile dealership. Haugav Lads 7 & 8, Bu Commercial / Industrial Park By W Cisy Coattail of W City ofJ%%W: ORDERED, TMT The City Manager is hereby authorized, on behalf of the City of Bangor, to execute a lease agreement with Gary 1. Hagan for the development of a 20,000+/- N. It. office building on Lots 7 & 8 in The BIA Commercial / Industrial Park, containing terms and conditions substantially as follows, and in a final form approved by the City Solicitor or Assistant City Solicitor: Premises: Lots 7 & 8 - RIA Commercial / Industrial Park, 6.11 acres. Term: Font years. Rahe $12,330 annually paid monthly in the mount of$1,027.50. Every five (5) years the lease rate would be adjusted to reflect changes in the value of the land. The lease rate would be adjusted in accordance with the change in the Consumer Price Index. For the five year periods beginning with the twentieth and thirtieth years of the lease, the property would be reappraised in order to reset the value of the land. The annual lease rate would be 10%ofthe appraised value of the land parcel. Use: For use as an office building and for no other purpose whatsoever without the expressed prior written consent of the City of Bangor. TT : Taxes assessed upon the real esmm, building and personal property are the responsibility of Gary L Pagaa.
